Maybe I'm oversimplifying, but couldn't you use MRTG or similar software to
monitor the bandwidth over:

A:  The 10G link to their office
B:  Their uplink into your network

Then to separate the LAN only traffic, just subtract B from A?  I'm pretty
sure you can cook up an MRTG recipe to do just that.
