HW-101 Mind of its Own!! Help Please!!

Green People:

Here is my problem. I just acquired a MINT (well almost) HW-101. All works
great for the first 2-5 minutes. I am using PTT and the VOX sensitivity is
turned all the way down. Function switch is set at PTT.  Mic works as it
should. After 2-5 minutes after powering it up, the transmit relay kicks in
all by itself. I hit the PTT on the mic and it clears but 1-2 seconds later
the relay kicks in again until I clear it by pushing PTT on Mic. It activates
again and again and again, with my clearing it each time. It does the same
thing when the mic is disconnected. .I have no choice but to turn the rig
off. All other functions are normal except, the VOX function does not seem to
work. Only PTT. Can anyone offer a quick (I hope) fix. Thanks everyone!
